The outcome we're working toward is always the same here: hot water back on, a drain running clear, or a pipe fixed properly, not patched. Getting there depends on what era of housing we've been called to.

This is one of the oldest European settlement sites in mainland Australia, a government farm back in 1791-92, though the suburb most residents would recognise today grew mainly through the post-war decades. Double-brick and brick-veneer cottages went up first, with fibro homes filling in standard blocks around them.

Streets like Aurelia Street and Portico Parade carry a lot of that original stock, later infilled from the 1980s through the 2000s with townhouses and duplexes closer to the station and shops.

That mix of eras means we see failures from every generation of plumbing at once: original hot water units well past their service life, ageing clay drainage cracking under decades of shifting soil, and the odd flexi-hose burst in a more recently renovated kitchen or bathroom.

None of that is a coincidence. The suburb's site has been settled for well over two centuries, and while almost nothing from the earliest era survives, the layered building history since has left genuinely different plumbing generations sitting side by side on the same street.

That layering also means two neighbouring properties can need completely different approaches to what looks like the same problem. A brick-veneer cottage and a 1990s townhouse next door to it rarely share the same pipe material, let alone the same age of fittings.

Sudden downpours over the Toongabbie Creek catchment are a genuine local pattern, not an occasional inconvenience. The creek has flooded seriously before, badly enough that a flood mitigation scheme and a retarding basin were built at McCoy Park after 1986, and heavy rain still surcharges stormwater in low-lying streets today.

Root-choked, cracked old clay sewers are the other repeat offender, particularly on the leafier original streets where mature trees have had decades to work into the joints.

Summer runs to its own rhythm here. With no coastal breeze reaching this far inland, the hottest afternoons settle heavily over the suburb and drive cooling demand to its peak through the worst of the season.

The McCoy Park retarding basin exists specifically to absorb that overflow, which tells you how seriously the council has had to take this pattern over the years.
